Joanne Vos, Esq., and Joseph J. Maraziti, Jr., Esq., negotiated a highly complex Redevelopment Agreement which will bring a world class Hilton Hotel to the City of Hoboken’s treasured waterfront. It will have 350 rooms on 20 floors and will boast a rooftop terrace and outdoor bar with front-facing views of the Hudson River. It will also provide banquet and event space on the 18th and 19th floors, one of which will be large enough to accommodate 250 guests at seated tables and a dance floor, as well as a lobby restaurant and ground floor retail and sidewalk café. The Project is expected to generate 200 hotel jobs and will bring numerous other benefits to the residents of the City of Hoboken, including substantial infrastructure improvements to certain streets and public rights of way in the vicinity of the Hotel which have been valued at over $1 million; a pocket park; flood-proofing and the implementation of various sustainability features; the implementation of certain historic preservation measures to the adjacent historic Post Office building; and the provision of parking for the Hotel. Notably, the Redeveloper, KMS Development Partners, LP, is also making financial contributions in the total amount of $3.85 million to be utilized for the following public purposes: revitalization of the Hoboken Community Center, including a community swimming pool; supporting the City’s educational institutions with substantial donations to the Hoboken Public Education Fund and the City’s three Charter Schools; enlarging the City’s Affordable Housing Trust Fund; and supplementing funds for other infrastructure improvements to be made within the City’s 1st Ward, the ward in which the Hotel will be located.
