Joanne Vos, Esq. and Joseph J. Maraziti, Jr., Esq. negotiated a highly complex Redevelopment Agreement which will bring a world-class Hilton Hotel to the City of Hoboken’s treasured waterfront. It will have 350 rooms on 20 floors and will boast a rooftop terrace and outdoor bar with front-facing views of the Hudson River. It will also provide banquet and event space on the 18th and 19th floors, one of which will be large enough to accommodate 250 guests at seated tables and a dance floor, as well as a lobby restaurant and ground floor retail and sidewalk café. The Project is expected to generate 200 hotel jobs and will bring numerous other benefits to the residents of the City of Hoboken, including substantial infrastructure improvements to certain streets and public rights of way in the vicinity of the Hotel which have been valued at over $1 million; a pocket park; flood-proofing and the implementation of various sustainability features; the implementation of certain historic preservation measures to the adjacent historic Post Office building; and the provision of parking for the Hotel. Notably, the Redeveloper, KMS Development Partners, LP, has also agreed to make certain contributions to the community valuing up to $3.2 million to be utilized for the advancement of flood control, enhanced storm water retention, improved bicycle and pedestrian access and safety, open space initiatives, and transit/transportation and traffic/parking improvements.
